Lot buildings typically deliver in 5–10 business days; custom orders in 15–30. The driver calls you directly to set the window.

Our mule machine threads the building through tight gates and backyards and sets it exactly where you want it.

Our mule machine is a remote-driven mover that fits through narrow gates and side yards a truck never could — and places your building down to the inch.

A few minutes of prep makes delivery day smooth. Here's everything you need to know.
Measure your gate
Fence or gate openings need to be 2 feet wider than the building you order. Clear vehicles, low limbs, stumps, and large rocks from the path.
Reasonably level ground
We block and level up to 24" as part of free setup. A site more than 3 feet out of level needs prep first — call us and we'll talk it through.
Flag the hazards
Point out septic tanks, sprinkler heads, irrigation lines, low wires, and roof eaves before we unload. The driver will plan around them.
Know your placement
Mark exactly where you want it and which way the doors face. We'll fine-tune to the inch on delivery.
Handle permits & HOA
Permits, zoning, and HOA placement rules are the customer's responsibility. Not sure who to ask? We'll point you in the right direction.
Where we deliver
Free delivery, setup and leveling across the Midlands from our Lexington lot. Beyond the free radius, a simple per-mile rate applies — we confirm the exact figure with your quote.
Free setup includes leveling up to 24″ on concrete blocks with pressure-treated shims. Setups over 24″ add a $100 flat fee, and the driver can supply blocks at $4 each if you don’t have your own.
Service area & rates
- Lot inventory: free within 30 miles; $4/mi beyond.
- Factory & custom orders: free within 50 miles; $5–$10/mi by building width beyond.
- Hard-to-reach lot? We can build on site for +20% of the building subtotal (cash purchases only).
Rates confirmed with your quote. Cancelled sales and failed deliveries are subject to a restocking fee.
